What is HOA Photo Packet?
A mobile app that turns phone photos into clean, professional PDF documentation packets for HOA approvals, ARC requests, permit support, insurance claims, home inspections, property management, and contractor job reports.
Who is it for?
Homeowners, contractors, property managers, home inspectors, and real estate professionals who need organized photo proof without a heavy construction-management system.
Is my data stored in the cloud?
No. In Version 1, photos, addresses, customers, packets, notes, and PDFs are stored locally on your device unless you choose to export or share them.
Does the app collect my photos or customer information?
No. The app owner does not collect your photos, addresses, customer information, packet content, or exported PDFs. There is no third-party tracking or analytics in Version 1.
Can I use it for HOA approvals?
Yes. Prepare clean packets with property information, before/current/proposed photos, notes, dates, location details, and PDF output ready for HOA or ARC submission.
Can contractors use it?
Yes. Build before and after reports, proof of service packets, repair records, and branded job completion PDFs. Add a customer signature on site when you need sign off.
Can it be used for home inspections?
Yes. The Home Inspection template supports room-by-room documentation. It is a documentation support tool, not a replacement for licensed inspection reporting.
What templates are included?
HOA/ARC Approval, Permit Support, Insurance/Damage, Contractor Job Report, Before/After Service, Property Management Repair Record, Repair Record, Home Inspection, General Photo Proof, and Custom templates.
Can I annotate photos?
Yes. The editor supports arrows, circles, rectangles, freehand, text callouts, blur/redact, measurement, color selection, undo/redo, rotate, and crop. Blur/redact lets you hide plates, faces, or documents before sharing.
Can customers sign off on a job report?
Yes. The Contractor Job Report and Before/After Service templates include a signature block. Your customer signs on your phone, and the signature, date, and acknowledgement text appear on the PDF when you export. You can turn on signatures for custom templates too.
How do I export and share a packet?
Export and share through the native device share sheet: email, text, AirDrop, Files, print, or any installed sharing tool. File names use a clean type, project, location, and date convention.
Do I need a PDF license or pay per PDF?
No. HOA Photo Packet builds PDFs on your phone — no Adobe subscription, no third-party PDF license, and no charge per document. You can create and preview unlimited PDFs for free. A one-time in-app purchase unlocks export and sharing on your device.
Is there a subscription?
No. The app is free to download, create packets, edit photos, and preview PDFs. A one-time in-app purchase unlocks export and sharing. No subscriptions and no per-PDF fees.
Will my data stay after app updates?
Yes. Packets, photos, settings, labels, templates, properties, clients, and company profiles are preserved across normal app updates. Data may be removed if you uninstall the app or use Delete All Data.
What is planned for Version 2?
Optional cloud storage, shared projects, company workspaces, contractor uploads, client share links, role-based permissions, and team collaboration, with the flexibility to keep data local for maximum privacy.
